“North Oxford Developments completely transformed our home. What started as a tired, outdated property is now a beautiful, modern space that works perfectly for us as a family. The new extension and open-plan kitchen have made such a difference — it’s now the heart of our home. The quality of the finish throughout is excellent, and every detail was clearly thought through. The team were reliable, professional, and always kept us informed. They stuck to the timelines they set out and made the whole process far less stressful than we expected. We’re absolutely delighted with the end result and wouldn’t hesitate to recommend them.”
“North Oxford Developments delivered an excellent result on this project. Building two new flats from the ground up alongside an existing property is no small task, but they managed it with confidence and professionalism throughout.
The finish on both units is to a very high standard, and their attention to detail really shows. They were well organised, communicated clearly, and kept the project running smoothly from start to finish.
We were particularly impressed with how they handled the logistics and coordination across the site. The end result speaks for itself, and we’d be more than happy to work with them again.”

Yes, in most cases. We can take a small number of rooms or a single floor out of service at a time, agree quiet hours, and use back-of-house routes for materials and waste. Work areas are screened and kept tidy. We plan the sequence with your management team so that bookings and housekeeping can work around the programme.
It should at least be reviewed. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must review the assessment if there is reason to think it is no longer valid or there has been a significant change, and a refurbishment that alters layouts, doors or escape routes usually counts. Since October 2023 the assessment must be recorded in full.
You may, if the work changes the layout shown on your licence plan. Small changes can often be made through a minor variation, while changes that could increase capacity or affect escape routes are likely to need a full variation. Check with your licensing authority before work starts, as the process involves a notice period and time for a decision.
We help with a wide range of building maintenance and upgrade work, including redecoration, flooring, joinery repairs, plastering, bathroom refurbishment, electrical work and heating. Our in-house teams cover these trades, which makes it easier to respond to individual repairs as well as planned programmes of work across bedrooms, public areas and back-of-house spaces.
Yes. Oxford and the Cotswolds have many historic buildings, and refurbishing them needs care with original features and traditional materials. If a hotel is listed, listed building consent is usually needed for alterations that affect its character, inside or out. We work alongside your architect or heritage consultant and the local planning authority to keep the work appropriate.
